General Information for Purchasers

Purchasers of property should be aware that they are likely to incur the following charges in addition to the usual bond, conveyancing and transfer duty fees:

  • A pro-rata portion of the rates and levies for the current year.
  • An initiation fee to the bank granting the bond.
  • A fee of approximately R350 for obtaining the documents you are required to furnish in terms of the Financial Intelligence Centre Act.

 

 

General Information for Sellers

A seller’s first responsibility is to ensure that with the purchase price he will be able to pay:

  • The mortgage bond in full.
  • The mortgage bond cancellation fee.
  • The Estate Agent’s commission.
  • The cost of obtaining electrical, gas and pest control compliance certificates.
  • Any rectification work which may need to be carried out as a result.
  • A fee of approximately R350 for obtaining the documents you are required to furnish in terms of the Financial Intelligence Centre Act.

 

 

The Nitty Gritty

  • Most banks charge an initiation fee. Depending on the bank, this may be payable by the purchaser before registration or could be added to the bond account.
  • The conveyancing fees are based on tariffs published in the Government Gazette.
